What does Pending and Pending AB mean?
When you are searching for homes it is important to note the home’s status. The status of a home can affect whether you want to see the home or not, or if you are selling your home, can let you know what is going on with your competition.
To the left is a screen shot of all of the possible status’ a listing can be in the Triad MLS. If you are using a program such as Listing Book to find a home, which I highly recommend, your status’ are slightly different.
This chart will help you with the differences:
Now about what all that stuff means!
- Active - Home is currently for sale
- Closed or Sold – Home has sold
- Expired – Listings have a definite period of time and if the sellers do not renew their contract with the listing agent, or the listing agent does not agree to re-list the property it will show up as expired. You should still keep an eye on the property as it is very likely the property will be re-listed at some point.
- Pending – The property is under contract and expected to close.
- Pending AB – AB means accepting back ups. The property is under contract but they are still showing the property and would be willing to look at an offer. This may mean that there is something that could potentially fall through such as the buyer may need to sell their home before being able to purchase this one. If you bring an offer and are in a better situation to buy without such a contingency then they may accept your offer.
- Temporarily off the market or Withdrawn – The home owner has decided not to sell the home at this time. This could mean many things such as a job transfer fell through, or they just decided to stay put. The home may be re-listed so you should also keep an eye out for this one potentially coming back on the market.

Why does Listingbook update homes that say: “Keep Showing Offer Pending” I would think they would update the home if or when it goes back on the market. Reason why I am asking is because my family are in the process of buying a home. We are waiting back from the bank and it says the above. It has been saying the above since the middle of June and now yesterday they updated it. Everything is still the same as being the status and description. I am wondering why? Thanks
Thanks for your question Jeff. My understanding is that Listing Book pulls the information from the MLS. The information about a listing in MLS is updated by the broker. If there was a change it is safe to assume it came from the listing broker. Does that answer your question?
